our approach
At PCS we employ the most appropriate or a combination of three principal valuation methods to establishing market value based on an Income Approach, a Market Approach or Depreciated Replacement Cost. The indication of values derived from the respective valuation methods are reconciled by applying a percentage weighting and aggregating their contributions towards the final valuation figure. The differences in values are resolved and explained and a conclusion on final value is made based on the appropriateness of each approach and the reliability of the information utilized in determining each indication of value.
